It is 9 p.m. somewhere in a general contractor's office, and an estimator is still awake. On the desk: a set of construction drawings the size of a coffee table. The job is to count - every door, every stud, every linear foot of pipe - and turn those counts into a number confident enough to bet the company on. Bid too high and you lose the work. Bid too low and you win the wrong kind of prize.

This is preconstruction. It is unglamorous, it is where margins are actually decided, and for decades it ran on printed sheets, colored highlighters, and spreadsheets held together by muscle memory. TrueBuilt looked at that 9 p.m. desk and asked a blunt question: why is a human counting things a computer can see?

The answer TrueBuilt built is an AI-native preconstruction platform - takeoff, estimation, bid management, qualification and risk - that lets a machine read the blueprint and a person keep the judgment. Founded in 2022 in Huntington Beach, California, it is small, specific, and pointed at one of construction's oldest chores.

What It Is

One platform for the part of the job before the concrete

Most construction software wants to run the jobsite. TrueBuilt does the opposite - it lives entirely in the weeks before anyone breaks ground, when the whole project is still just paper and probability. The bet is simple: if you make preconstruction teams sharper and faster, they win more of what they bid, and they win it with fewer surprises baked into the number.

The platform stitches together the steps that usually live in five different tools and a dozen email threads. Takeoff feeds estimation. Estimation feeds bid management. Augmenting the estimator, not replacing them

TrueBuilt is careful about the word "AI." Its framing is augmented intelligence - the software counts, compares and flags, but the estimator still signs the number. Under the hood sit the unglamorous workhorses of computer vision: OpenCV, PyTorch, NumPy. The glamour is in what disappears - the hours spent counting.

TrueBuilt's founder and CEO, Jon Sibley, arrived in construction tech from an unlikely direction - a former Cal and Team USA water polo player before he was a software founder. He co-founded the company with Julian Prokay, and built a leadership bench that deliberately mixes trades and code: an estimator who has priced real jobs sitting next to engineers who train models.

The Money

The customer who wrote a check

In August 2023, TrueBuilt closed a $4 million seed round led by Bienville Capital, with real-estate-tech fund Fifth Wall joining in. The most telling name on the cap table, though, was Marek - a leading construction firm that was already a TrueBuilt customer. When the people who use the tool also fund it, the product review writes itself.

The money was pointed squarely at TB Assistant and at growing the customer base across commercial construction.

Return to that office. The coffee-table stack of drawings is now a screen, and the counting - the part that used to eat the evening - has largely been done by a machine that can see. The estimator is still there in spirit, but the work has shifted from tallying to deciding: which sub, which scope, how much risk to price in. That is the trade TrueBuilt is offering - give the tedious counting to the software, and hand the judgment back to the human who has to sign the number.

TrueBuilt is not a giant. It is roughly eighteen people, one seed round, and a very specific idea about where construction wastes its nights. But it has done the thing good products do: it found an unloved corner of a huge industry and made the 9 p.m. desk a little less lonely. The lights, for once, are off.
