The first thing to fail in a security system is often not a camera. It is memory. A technician swaps a model. A photo lives on somebody’s phone. A red mark on a floor plan never reaches the master PDF. Three years later, a new technician arrives and asks the customer where the camera is. The camera works. The organization around it does not.
That exact flavor of embarrassment gave System Surveyor its opening. In 2014, Christopher Hugman was running operations for a systems integrator serving a large Texas education customer. The customer asked why visiting technicians needed help locating certain cameras. Hugman, an engineer with years in low-voltage integration, did not have the digital map that would have made the question unnecessary. Tablets were becoming useful field tools. Physical security still had no app built around the way its practitioners actually walked a site.
Hugman told his employer he wanted to build the software. He and Maureen Carlson, who brought software and security-industry experience, co-founded the Austin company. Their product began with a modest proposition: put the floor plan on a tablet, let people place devices where they stand, and attach the details before those details wander off.

What it actually does
Calling System Surveyor a drawing app is like calling a restaurant ticket a piece of paper. The drawing is visible; the coordination is the product. A user imports a PDF, JPG or PNG floor plan, pulls in a Google map, photographs an evacuation plan, or starts with a sketch. On a phone or tablet, the user drops icons for cameras, access-control doors, intrusion sensors, fire alarms, network gear, audiovisual equipment and building systems. Each icon can carry photos, product choices, accessories, notes, dates and coverage boundaries.
Back at the office, the survey synchronizes to a browser. Engineering can clean the design. Estimating can turn placed equipment into a bill of materials. Sales can export a branded proposal. A customer can comment on a camera angle. A subcontractor can see the install details without excavating an email thread. Later, the same plan can become a digital as-built instead of dying as a bid artifact.
One record, five jobs
The distinction matters. CAD and BIM systems can produce deeper engineering documents, and Bluebeam-style PDF markup is familiar. But System Surveyor is tuned for the less glamorous chain around physical-security work: the field walk, the device catalog, the customer conversation, the bill of materials and the handoff. It trades drafting depth for approachability and continuity.
The cost of the missing sentence
Security work is rich in tiny facts with expensive consequences. Mount this camera above the conduit. Reuse that reader. The west door needs a different strike. The loading dock manager only permits access after 6 p.m. A conventional workflow asks a human to capture each fact, remember where it belongs, retype it in another system and explain it again downstream. The first failure is usually a missing sentence. The bill arrives later as rework, a change order, a second visit or a proposal that takes two extra weeks.
System Surveyor prices that pain with a freemium ladder. Starter is free and includes unlimited surveys, with a cap of 25 element icons on each. Essentials starts at $50 per seat per month when billed annually, or $65 month to month. Scale starts at $70 annually or $85 monthly, adding Excel exports, cable-length calculations, guest users and more. Enterprise pricing is negotiated and starts at 15 seats.
That makes the buyer’s decision less about replacing a drafting package and more about standardizing a repeatable business process. A small integrator can begin with one surveyor. A larger operation can add guest access, single sign-on, multiple teams and API connections. The expansion path follows organizational friction: first make one person quicker, then keep several departments from inventing separate versions of the same job.
The arithmetic is intentionally plain. One avoided return trip or one faster proposal can cover months of software. The company says integrator customers cut design time in half and lift sales by 20 percent. Those are vendor-reported outcomes, not a promise that every team will reproduce them. The more defensible point is structural: capturing information once creates fewer chances to lose it.
What failed first, and what changed
The original product had its own blind spot: it was iPad-only. That worked for a slice of field users, but not for crews standardized on Android or teams walking places with unreliable connectivity. Customer feedback pushed System Surveyor toward a rebuilt 2.0 platform with Android support, offline native tablet work, faster cloud synchronization and better annotation tools. The lesson is almost comically practical. Field software cannot insist the field resemble its product roadmap.
The company’s 2026 releases show the wedge expanding. A native phone app now carries surveys, floor plans, photos and status updates to project managers, technicians and subcontractors. An Integration Marketplace launched with connectors for HubSpot and Oracle NetSuite, giving designs and product data somewhere useful to go after the drawing is approved. Six more manufacturers joined the catalog program in March, taking the total above 30. In July, an AI Notetaker entered public beta on qualifying plans, turning site-walk conversations into documentation and summaries.
This is the interesting strategic move. A site survey happens once; a system lifecycle can last decades. If System Surveyor remains the record from proposal through upgrades, it can occupy a more durable place than a markup tool. The map becomes an index of the customer relationship.
Customers became the sales channel
System Surveyor’s users include integrators, consultants, corporate security teams, campus technology managers, manufacturers and installers. Public education examples include New York University, Cal State Fullerton, the University of Utah, Ysleta Independent School District and Atlanta Public Schools. By 2024, the company reported more than 20,000 registered users worldwide and thousands using the product daily.
Carlson has described a product-led loop that other niche software companies should study. Nine times out of ten, she said, a prospect learned about System Surveyor after seeing a colleague use it on a low-voltage, security or audiovisual project. That is collaboration doing double duty as distribution. The integrator invites a customer. The customer shows another vendor. A manufacturer adds its catalog. The resulting proposal looks sufficiently better than a scribbled floor plan that somebody asks which tool made it.
The culture it publishes fits that loop: teamwork, a positive and genuine attitude, customer focus, quality and proactive action. The phrases are ordinary. The behavior that makes them credible is keeping users inside product development. Version 2.0 was shaped through concepts and beta versions shared with the community. The AI Notetaker is following the same public-beta route.

- Start with the customer-facing embarrassment, not a broad “digital transformation” pitch.
- Make the work product naturally shareable so every collaborator can become distribution.
- Attach structured data to the visual object people already understand.
- Price against one avoided operational mistake, then expand into the full workflow.
- Let integrations and catalogs deepen the product without pretending to replace every specialist tool.
Where the living map stops
No shared record fixes a team that will not update it. A digital as-built can become just as stale as a paper plan if technicians skip status changes, managers tolerate parallel spreadsheets or administrators fail to define ownership. Highly engineered projects may still require CAD or BIM deliverables. Organizations that prohibit cloud platforms or field recording will narrow the value of collaboration and the AI Notetaker. A two-person shop doing a handful of simple installations may get enough from the free plan or a PDF tool it already owns.

Its competitive position is therefore specific. System Surveyor sits between loose documentation and heavyweight engineering software. It is not trying to design a camera or replace the ERP. It makes the device, the floor plan and the decision intelligible to the people who must sell, install and maintain them.
There is something pleasingly literal about the company’s ambition. Security technology promises awareness of a physical place. System Surveyor applies the same idea to the project itself. What is here? Why is it here? Who decided? What changed? The payoff is not a prettier dot on a plan. It is arriving three years later and already knowing where the camera is.
