CINC and the art of the second conversation

A home search can go quiet for months. CINC sells real estate teams a system for being there when the buyer comes back.

Six months after a prospective buyer went quiet, an artificial intelligence assistant sent her a text. She replied with news: she had been pre-approved for a mortgage and was still looking. For Brandon and Mallory Nelson, who lead an eight-agent team in Greenville, South Carolina, the dormant contact had become a conversation again. Nobody had needed to remember the exact day to check in.

The Nelsons described that exchange in a July 2026 CINC customer interview. It is a small incident, almost aggressively ordinary. Yet it explains the company better than a dashboard tour. In real estate, a person can be interested today and ready much later. The business problem lives in the space between those two moments.

The short version / 30 seconds
  • Advertising, IDX websites and CRM in one service relationship.
  • Automation keeps contacts warm; agents handle the relationship.
  • Core plans are quote-based. AI and the dialer cost extra.

01A website with a memory

CINC combines paid lead generation, property-search websites and customer relationship management software. It serves agents, teams, brokerages and lenders, principally in the United States and Canada. Its pitch is that these pieces should work together: the advertisement introduces someone, the website helps them search, and the CRM keeps the relationship organized.

The consumer site uses IDX, the technology that displays participating local listing data. Buyer searches and seller home-valuation landing pages give visitors reasons to engage. CINC manages Google and Facebook advertising, with an emphasis on local targeting. Its advertising expertise and software arrive as one service relationship, rather than leaving an agent to assemble every connection.

Inside the CRM, contacts from different sources can share a database. Leads can be routed to agents, follow-up campaigns started and activity tracked. AutoTracks supplies automated follow-up plans. CINC Agent puts the work on a phone; Etta gives buyers a property-search app; CINC Open Houses captures visitors. The product follows the peculiar geography of an agent’s working day: desk, car, front door. For a team leader, the shared record also makes it easier to see which person is responsible for keeping a particular prospect moving through the pipeline.

02The classroom is part of the product

The Nelsons had tried internet leads before, without much success. A mentor introduced them to CINC. They reported four CINC transactions in their first year and seven or eight the following year, including a $2.4 million sale. Those are customer-reported results, not a forecast for another team.

What changed their routine was CINC University. Brandon nearly skipped it. After attending, the couple rebuilt their follow-up process and planned to return with five teammates. They said it took roughly six months before the platform began producing momentum. The lesson is less cinematic than the big sale: buying access to people and learning how to stay useful to them are separate jobs.

Another customer, central Ohio agent Matt Mitchell, described cycling through KV Core, Sierra Interactive and Brivity before returning to CINC. Familiarity mattered: he could use it daily and teach it. His practical routine was equally specific. Establish search preferences, confirm the email address, then tell the buyer to expect another conversation in about three days. Even a missed call now has context.

03The company learned the same lesson

Founded in 2011, CINC was known as Commissions, Inc. Duane LeGate and Brian O’Neal were among its founders. Its own growth depended heavily on relationships, too. Investor Serent Capital says sales were once almost entirely driven by industry experts and customer referrals. It helped develop direct and outbound channels, doubled the sales team and formalized partnerships. Monthly sales doubled, according to Serent’s case study.

Fidelity National Financial announced its acquisition agreement in July 2016. The transaction closed on August 23: $240 million cash for 95% of the equity, or $229 million after acquired cash. At announcement, CINC had more than 1,500 customers. Fidelity wanted to cross-sell the software through its title sales force. Distribution was a substantial part of the attraction.

Today, CEO Alvaro Erize leads the company. Its leadership page says he joined as COO in 2016. The stated culture includes taking ownership of problems, candid communication and checking egos at the door. Those are company declarations; the more tangible expression is a product that bundles implementation, account management and instruction with the software.

04Automation still needs an agent

CINC AI is an optional assistant for text-based engagement and nurturing around the clock. It uses real estate scripts, keeps the conversation history and hands leads to an agent; the agent can take over. That handoff is the point. A useful reply should create a better human conversation, with enough context to avoid starting from zero.

The company is also working further down the conversation. Its July 2026 account of the Shilo integration describes call analysis and coaching fed by the CINC dialer. Team leaders can review how agents handle objections and whether they agree on a specific next step. Calls have to run through that dialer for the integration to work.

In August 2026, CINC added incoming photos to CRM conversations. A listing screenshot or floor plan sent to an agent’s CINC number can sit beside the lead’s history. It is an unglamorous feature with an obvious use: the next person helping that buyer can see what caught their eye.

05Price the whole conversation

CINC’s published plans run from Solo for one user to Ramp for up to four, Pro for up to 49 and Select for 50 or more. Core prices require a quote. The public add-ons are clearer: CINC AI starts at $200 a month, and a three-line dialer costs $75 a month. Neither figure is the price of the complete platform.

The terms distinguish setup, hosting, advertising and telecom fees where applicable. A buyer should evaluate the order form as a complete budget, including advertising spend and the commitment period. Alternatives include BoomTown, Real Geeks and Follow Up Boss. CINC’s case rests on the value of having advertising, the website, lead management and training together.

That arrangement makes more sense when a team has people available to respond and enough runway to nurture contacts. A business expecting every inquiry to become an immediate commission will struggle with the premise. The habit anyone can copy is inexpensive: give every conversation an owner and an agreed next step. CINC sells the machinery for maintaining that habit at scale. The agent still has to keep the appointment.
