REAL ESTATE / COMPANY THE OPERATING IDEA / 01

Sentral puts the whole building to work.

An apartment can be a home for a year or a landing pad for a week. Sentral’s bet is that one operator should know how to handle both.

At Quincy, a 501-home apartment building in San Francisco, the list of services includes dog walking, fitness classes and a 24-hour Experience Ambassador team. There is a demonstration kitchen, a rooftop lounge and a speakeasy game room. A prospective resident could reasonably ask: who is going to run all this? The answer is Sentral. That question, more than the rooftop view, explains the company.

The useful bits
  • For residents: conventional homes and furnished stays, with services that vary by building.
  • For owners: one manager for residential operations and selected hospitality inventory.
  • The wager: a better-run building can earn more from the space it already has.

Luxury apartment marketing tends to dwell on things: stone countertops, swimming pools, a room labeled coworking. Sentral’s proposition concerns what happens after the photography crew leaves. Someone has to staff the desk, organize the class, fix the lock and decide whether an apartment should be leased for a year or offered furnished. The building needs an operating idea.

A calendar with more than one setting

Sentral emerged from Daydream Apartments and introduced its current brand in July 2021. The timing was useful. Remote work had made the relationship between employment and geography more negotiable. Launch CEO Jon Slavet described customers wanting “home plus work or home plus travel.” Sentral called the combination Home+.

The opening offer had two doors. LIVE covered furnished or unfurnished apartments for a month or longer. STAY meant furnished bookings by the night, up to 29 days. A traveler could avoid assembling a temporary household from scratch; a renter could choose a conventional home. These were different purchases sharing some of the same infrastructure.

There was also an intriguing offer for people who already lived there. In July 2022, Sentral partnered with Airbnb so qualifying residents could host their apartments while away. Sentral helped with listings, rates, photography and services; Airbnb supplied its booking platform and host protections. The announced program allowed up to 150 nights a year, subject to local restrictions. Permission, logistics and limits were part of the product.

That distinction matters. Flexible housing is a crowded neighborhood, with furnished-apartment providers such as Blueground and Landing serving overlapping needs. Sentral’s particular emphasis is responsibility for the entire property. In a May 2026 interview, real estate executive Elliot Albert explained that the same team operates furnished and conventional apartments. “We don’t outsource that function,” he said of distributing furnished units.

The mix is selective. Albert said roughly half the buildings had furnished flexible apartments, with allocations varying considerably. Zoning, demand and the return relative to conventional leasing governed the decision. Read that carefully: flexibility is an operating option, not an instruction to turn every apartment into a nightly rental.

The people behind the amenity

In January 2023, Sentral acquired Align Residential. The announcement expanded its network to 40 communities in 15 cities and more than 10,000 apartments. But the useful addition was a set of capabilities. Align worked with private clubs, restaurants, wellness spaces and concierge services. Its former chief executive, Roman Speron, joined Sentral as chief development officer.

By January 2025, Speron had become president. Bridge Investment Group and LG Development also selected Sentral for Sol Modern in Phoenix, citing its combination of residential and hospitality management. The sequence helps explain Sentral’s place in the market: institutional owners are buying an operating approach, while residents are buying somewhere to live. Both audiences have to be satisfied.

Technology handles some of the connective tissue. SentralLife brings rent payments, service requests, package tracking and amenity reservations into a resident app. Multifamily Executive’s 2024 awards coverage reported a 90% adoption rate and described an operations dashboard with work orders and resident preferences. The point is fairly ordinary, and therefore useful: fewer separate places to complete the chores of apartment life.

The company’s stated workplace values include service, ownership and helping colleagues improve. Its careers page describes internal transfers, paid development time and a learning platform covering hospitality and multifamily operations. Those promises fit the model. A lounge becomes valuable through repeated, competent attention; the software cannot greet a nervous new resident.

Whose money, whose return?

Sentral’s early financial headline was big enough to obscure its meaning. In 2021, ICONIQ’s investment was described as more than $500 million. Contemporary reporting clarified that the figure included Sentral and associated buildings, without separating the two. Treating it as an ordinary startup funding round would give the wrong impression of the business.

The next financial chapter is more explicit. In April 2026, DivCore, ICONIQ and Sentral announced Sentral Strategic Partners, targeting approximately $2.5 billion of multifamily investments over time. Opportunities include acquisitions, distressed or transitional assets and selected development projects. Sentral supplies operations. DivCore also made a strategic investment in Sentral, with the amount undisclosed.

This adds financial alignment to a business previously centered on third-party management. It also sharpens the economic test. A furnished apartment needs to produce enough after its additional costs to justify foregoing a conventional lease. A busy booking calendar alone cannot answer that question. Local permissions and durable demand still decide what is possible.

Start with the building

In September 2026, leasing began at Oxbow, a 389-home Space Craft development in Charlotte managed by Sentral. Its offerings include coworking rooms, fitness facilities and guest suites announced for October. A resident hosting visiting family and a professional testing a new city could use the same guest accommodation for different reasons. The useful unit of planning is the whole community.

For other operators, the transferable lesson is modest: connect decisions that customers experience together. Give the service team workable tools. Choose the rental mix around the property. Make the lounge useful on an ordinary Tuesday. Sentral’s experiment will be judged in those small encounters, long after the rooftop photograph has done its job.
