A building is an unusually expensive creature with no gift for conversation. It does not complain about its controls, confess that its meter data is incomplete or volunteer which retrofit would repay its cost. It merely consumes. Somewhere between the utility bill and the annual carbon report, a property owner is expected to work out what happened and what to do next.
Maureen Eisbrenner has built her career in that gap. The Detroit-area executive co-founded arbnco, a software company established in Glasgow in 2015, to make building performance legible at scale. Its tools have modeled energy use, benchmarked assets, examined regulatory exposure and helped owners compare possible interventions across commercial-property portfolios. The company language is technical. The management idea is pleasingly plain: do not spend before you understand.
Eisbrenner's story stretches from Michigan State University, where her public profile places her from 1984 to 1988, to a Scottish climate-tech business operating on both sides of the Atlantic. It includes a sustainability leadership award in Atlanta, European research partners, utilities in Britain and America, COP26 rooms in Glasgow and, in July 2026, arbnco's acquisition by energy-data specialist IMSERV. The geography is broad. The problem remains stubbornly local. Every building has its own habits.
The useful part comes after the dashboard
Climate software has no shortage of elegant dashboards. But a colored chart is only the beginning of a property decision. A portfolio manager needs to know which assets are drifting, which data can be trusted, where regulation creates urgency and what combination of improvements deserves capital first. A single building can absorb months of attention. A portfolio turns the same puzzle into an exercise in triage.
That is where arbnco's focus became distinctive. Building characteristics could be combined with actual consumption and outside variables such as weather. Assets could be benchmarked against one another. Retrofit scenarios could be modeled before work began. The software did not make the capital decision. It made the evidence for that decision easier to assemble.

The distinction matters because real estate punishes enthusiasm without sequence. Two properties can post similar annual consumption while requiring different remedies. One may need better controls. Another may have an operational schedule that bears little relation to how it is used. A third may simply lack the reliable data needed to judge it. Treating them as equal because they occupy adjacent rows in a spreadsheet is the sort of efficiency that becomes expensive later.

A company between two maps
arbnco grew with one foot in Scotland and another in the United States. Its development center remained in Glasgow while Eisbrenner's base in metropolitan Detroit placed her near a deep culture of engineering, utilities and physical infrastructure. This was not a software company pretending the physical world had disappeared. Its product depended on knowing that buildings are stubbornly material, governed by equipment, occupants, weather, budgets and rules.
In 2021, arbnco became the only UK participating company in the Horizon 2020 MEZeroE project. The company received a €280,000 grant within a €17 million program involving 23 European partners. Its role centered on deploying sensing and building-performance technology in living laboratories. For a small company, the attraction was larger than the grant. Research partnerships offered a route from models and experiments to products that could survive contact with a real estate portfolio.
That same year, COP26 brought the climate conversation to arbnco's home city. The company took part in sessions with Southern Company, hosted a discussion with utility and green-building leaders, and held a reception focused on the role of buildings in a net-zero future. Eisbrenner's public contribution was consistent with the product she was building. Targets require a roadmap. A roadmap requires data sturdy enough to carry a decision.

Recognition, then responsibility
In 2019, Eisbrenner received a Women in Sustainability Leadership Award at Greenbuild in Atlanta. The program recognizes leadership in architecture and the built environment. Four years later, she joined the board of its alumnae group. The progression from recipient to steward is more revealing than the trophy. It suggests a view of recognition as a renewable resource: useful when it circulates.
Her statement on joining the board placed emphasis on the women around her and on the future of the field. “It inspires me to see the number of brilliant women dedicated to sustainability, especially the ones I have the honor to work with on my team,” she said. The line is generous, but also operational. Companies are collective instruments. Even the founder is only one part of the machine.
Build a product around the customer's order of operations. For a property portfolio, that means reliable data before benchmarking, benchmarking before modeling, modeling before capital allocation, and tracking after the work.
By 2022, arbnco was adding senior leaders to expand in the American utilities market after a partnership with Southern Company. Eisbrenner described those appointments as a stepping stone and connected technical ability with the work of opening doors. It is a useful founder phrase. Growth rarely arrives as a triumphant leap. It is more often a series of stones placed close enough together that a team can cross without getting soaked.
From the meter to the meeting
The logic of arbnco's 2026 sale to IMSERV can be drawn as a continuous line. IMSERV brings metering and energy-data services. arbnco brings building analytics and scenario modeling. Together, the stated ambition is an end-to-end platform that moves from trusted readings to decisions about cost, carbon and compliance. The acquisition was IMSERV's third in 18 months.
The fit also resolves an old inconvenience in energy management. Collection and interpretation have often lived in separate systems, owned by separate teams and discussed in separate meetings. Each handoff creates delay and gives uncertainty another place to hide. Bringing the meter and the model into one chain does not abolish judgment. It gives judgment a cleaner set of inputs. A facilities team can see an anomaly, a sustainability team can place it in a wider carbon plan, and an investment committee can compare the proposed response with other calls on capital. The same reading travels further without being repeatedly translated by hand.
For Eisbrenner, the deal is a punctuation mark after roughly a decade of turning specialized building science into portfolio software. UK corporate filings record that her arbnco directorship and significant-control status ended on July 8, 2026. IMSERV announced the acquisition days later. The company told customers that service would continue, now with greater strength behind it.
Acquisitions invite a tidy version of history in which every early decision appears to have anticipated the ending. Real companies are untidier. Research grants, product launches, partnerships, hires, compliance demands and missing meter readings accumulate. Strategy is the art of making their direction visible after the fact, then making the next choice before certainty arrives.
A digital twin is most valuable as a rehearsal room for an expensive decision.
The phrase “digital twin” can summon an immaculate three-dimensional building glowing on a screen. The more practical version is less cinematic. It is a model calibrated well enough to test a change before the owner pays to make it. In that sense, the twin is a place to make the cheaper mistake. Its value is not visual fidelity. Its value is permission to compare futures.
This is the thread through Eisbrenner's work: translating. A meter reading becomes a baseline. A baseline becomes a comparison. A comparison becomes a scenario. A scenario enters a budget meeting. Climate ambition, which can feel impossibly large at national scale, arrives at the building as a choice about this asset, this intervention and this year.
The unfashionable advantage
The appeal of measure first, retrofit second is not caution for its own sake. It is a way to move faster without confusing motion for progress. Better evidence can identify the quick operational fix, expose the asset that deserves deeper investment and reveal the building where more data must be gathered before anyone pretends to know the answer.
Eisbrenner built in a sector where every grand promise eventually meets a plant room, a tenant agreement or an investment committee. Her contribution has been to improve that meeting. The software sits between the physical building and the people responsible for it, converting traces of performance into a language capital can understand.
Buildings still do not speak. They remain indifferent to the eloquence of a net-zero pledge. But given good data, a careful model and an operator willing to ask the next useful question, they can be made to answer.
