The Story

A CRM built for one market, and it never left

In 2012, most Dubai brokerages ran their pipeline on spreadsheets, WhatsApp threads and memory. PropSpace launched that year as the first real estate CRM built specifically for the UAE - a single system where an agent could hold a lead, publish a listing, book a viewing, track a deal and pull a report without stitching together five tools. Fourteen years later it is still running, which in software is its own kind of achievement.

The idea has stayed consistent: cover the whole real estate journey, "from move-in to move-out and everything in between." For a broker that means lead management, listing management, deal and transaction workflows, calendar and viewings, an advanced reporting suite and drip marketing. For a property manager it extends into leases, financial reporting, maintenance, document management and communication with landlords, tenants and service providers. One login, two very different jobs.

Ownership has changed more than the mission. Regional portal leader Property Finder acquired PropSpace in 2018. Six years later, in 2024, Property Finder divested the CRM to concentrate on its core portal business - and two operators, Patrick Caulfield and Tom Dickson, bought it and took it independent. PropSpace now runs as its own company again, based in Jumeirah Lake Towers.

"Through this transition, we are giving PropSpace the freedom to innovate and continue its leadership in the CRM space." Michael Lahyani, CEO, Property Finder

What It Does

Who uses it

  • Enterprise agencies - CBRE, Savills, Hamptons, Range International

The problems it solves

How It's Different

Local, whole-lifecycle, transparent

Global CRMs can be bent to fit real estate. PropSpace was built for it - and specifically for the UAE, where portals, workflows and market rules have their own shape. Three things set it apart in practice:

  • Longevity - the longest continuously running real estate CRM in the UAE
  • Whole lifecycle - one system spans sales and property management
  • Fixed pricing - transparent fees, no hidden add-ons

Business & Market

Where it fits

The model

B2B SaaS. Agencies, brokerages and property management firms pay a fixed subscription for the cloud platform, with onboarding, data migration and training bundled in. The pitch is simple: replace a stack of point tools with one system, and price it without surprises.

The market position

PropSpace sits in the operational core of MENA proptech - not the consumer-facing portal, but the software brokers and managers run their business on. It competes with configured global CRMs and portal-native tools, and leans on local depth and a long track record as its moat.
