New Home Star sells the system behind the sale

A homebuilder can perfect the floor plan and still lose the buyer. New Home Star built a business around everything that happens between the first inquiry and the signed contract.

A house can be ready before its sales operation is. The floor plan is settled. The model is furnished. Someone has paid to bring a prospective buyer to the website. Then comes the small, consequential question: who answers? New Home Star has built a business in that interval, where the work of constructing a home gives way to the work of persuading someone to buy it.

The story in three moves
  • Hire the operation: builders can outsource sales staffing and management.
  • Connect the work: marketing, coaching and community planning share a playbook.
  • Measure the handoff: more inquiries help only if someone converts them.

The work between click and contract

Founded by David Rice in 2008, the company serves homebuilders rather than building the houses itself. Its menu includes onsite sales teams, online concierges, marketing, consulting and training. Underneath sits New Home Connect, its proprietary sales enablement platform. The interesting feature is how much of the sales department a builder can buy from one partner.

That places New Home Star between several familiar businesses. A marketing agency brings prospects. A trainer improves technique. An internal sales manager organizes the team. New Home Star offers those functions together, with an exclusive focus on new homes. Its builder roster includes Maronda Homes, Hayden Homes, Challenger Homes and M/I Homes. The specialization makes the proposition easy to understand: keep building; give the selling operation dedicated attention.

A sales department you can hire

The full-service arrangement reaches beyond advice. New Home Star recruits, develops and manages salespeople, and can adopt a builder’s existing team. Some builders engage it for one struggling community; others hand over broader sales operations. The company describes a performance-based variable cost structure in place of the builder carrying fixed salary and benefit expenses.

The software offer has a different shape. Subscription fees depend on user count and included services. Its advertised SaaS+ package combines New Home Connect with monthly coaching, quarterly strategy sessions and an in-market kickoff boot camp. Implementation is described as taking four to six weeks, depending on scope. Buying the platform therefore also means buying help with putting it to work.

The model home has a backstage. New Home Star employees at a training event, where the sales conversation gets some attention of its own.

The marketing arm also works on both sides of the equation. Its services range from search advertising and signage to email nurturing and referral programs. A campaign can bring someone to a community, while a follow-up sequence keeps the conversation alive. Reporting is meant to connect that activity to what the sales team actually receives.

The 10,900-lead test

Consider Hayden Homes. Its dedicated sales partnership with New Home Star began in 2011 and later expanded to online concierge services. In a case study covering 2020, New Home Star reports managing 10,900 inbound leads, increasing lead-to-appointment conversion by 42%, and increasing direct deals by 14%.

The first distinction matters: 42% is a reported increase in conversion, not a claim that 42% of leads became appointments. Nor is an appointment a completed home sale. Still, the case points to a practical place to look for improvement. Before buying another batch of attention, inspect what happens to the attention already arriving.

New Home Star’s online sales service advertises twelve-hour daily coverage and seven-day availability. Licensed concierges work alongside existing sales teams, with call tracking and reporting on response times and kept appointments. The logic is operational: make an inquiry somebody’s job, preserve its context, and make the next step visible.

A playbook with a memory

There is an early clue to the company’s thinking in its 2013 announcement of New Home Connect. Rice described what preceded it:

“Before New Home Connect, builder sales operations were scattered across systems and folders.”David Rice / platform announcement, 2013

The current platform organizes work into Marketing, Operations, Training and Engagement hubs. Its Ops Cycle builds a quarterly business plan for each community. Competition studies examine rival offerings; target consumer profiles sharpen the intended audience. Asset 180° organizes 180 questions about the area, community, builder and product. A salesperson’s neighborhood knowledge becomes something the organization can deliberately develop.

Training follows a similar rhythm: an eight-week new-hire program, more than 500 video modules and a weekly sales-meeting curriculum. In February 2026, the company announced Astro AI, an assistant drawing on its training material and expert-answered questions. It is a further attempt to make accumulated sales knowledge available when someone needs it.

Connectivity deserves a careful reading. The New Home Connect overview describes a standalone platform without third-party integrations. Separately, the company offers HubSpot implementation and online sales services with CRM-related capabilities. A builder evaluating the offer should map the actual systems involved rather than assume every product shares the same connections.

Even Australia needs a sales meeting

The Engagement hub makes room for recognition and competition. In June 2026, sales divisions represented countries in a World Cup Challenge. Appointments, marketing initiatives, home sales and training milestones earned points, with standings tracked in New Home Connect. Challenger Homes, playing as Australia, won.

That little detail explains something about the culture. The scoreboard included preparation as well as results. In an organization of geographically scattered sellers, the contest gave routine work a shared stage. It also made the company’s interest in peer learning tangible: the person facing a buyer alone could still belong to a larger team.

For a builder, the evaluation should reach past the demonstration screen. Who maintains the local competition study? Who coaches a new hire after the kickoff? Who notices an inquiry that never becomes an appointment? Those are questions about daily responsibility. They help distinguish a useful partnership from a collection of resources that nobody has time to open.

What to borrow before buying

New Home Star expresses its approach as traffic multiplied by conversion equals sales. It is a useful management lens because it separates two problems that can otherwise look identical on a disappointing sales report.

The operating idea
T×C=S

Traffic × Conversion = Sales

A framework for diagnosis, not a forecast.

A builder can borrow that discipline: follow inquiries through to kept appointments, give each community a quarterly plan, and pair training with coaching. Those habits require ownership and current information. They cannot make an unaffordable house affordable, or repair weak demand by themselves. The value of this approach is in discovering which part of the selling operation needs work - before spending more money on the wrong part.
