Yoann Hispa Put a Price on the Invisible - Then Built a Market Around It

A petroleum engineer turned founder spent a decade teaching software to see what ordinary property listings miss: the grid, the sun, the wind and the value hidden beneath every parcel.

A piece of land is an argument disguised as dirt. To a farmer, it is yield. To a mineral buyer, it is what lies below. To a solar developer, it is slope, sunlight and a viable route to the grid. To a data-center operator, it is power, fiber, water, permits and the patience of everyone nearby. The property itself never moves. Its possible meanings keep multiplying.

Yoann Hispa built LandGate around that multiplication. His professional life had already trained him to look past the visible boundary of a parcel. He was a reservoir engineer before he was a software founder, studying pressure, geology, production and economics in places where a mistake on a model could turn into a very expensive hole in the ground. LandGate took that engineer's instinct and widened the frame. What if landowners and developers could see a property's energy and infrastructure potential before months of door-knocking, disconnected spreadsheets and consultant work?

The question led from minerals to solar, wind and carbon, then onward to storage, grid capacity, fiber and data centers. In June 2026, Wood Mackenzie acquired the company and its intelligence across more than 150 million American parcels. The deal looked like a finish line from the outside. From Hispa's point of view, it was another layer joining the map.

The education of a professional noticer

Hispa's curriculum reads like somebody kept opening adjacent doors and declining to close the previous ones. He studied physics, mathematics and chemistry at the French Air Force Academy. He earned civil-engineering and geotechnical degrees in Paris and Birmingham, followed by a master's in petroleum and geosystems engineering at the University of Texas at Austin. In 2017, while LandGate was young, he completed an executive MBA at the University of Colorado.

There was an early nudge toward science. When Hispa was ten, he had a chance encounter with James Irwin, the Apollo 15 astronaut who had walked on the moon. A podcast host later singled out the meeting as the story that helped set Hispa's trajectory. The detail feels almost suspiciously tidy, but real lives occasionally allow themselves good foreshadowing.

The adult version of that curiosity became intensely practical. At Anadarko, FourPoint Energy, Optimix Energy and Ruspetro, Hispa worked across reservoir characterization, reserves, economics, drilling and production. He managed engineers in Moscow, a field laboratory and Siberia. He later led mineral acquisition work for private-equity capital, deploying roughly $50 million into leases and mineral interests that were reported to return more than three times the investment.

This was the useful apprenticeship: engineering taught him to price uncertainty, operations taught him where elegant models fail, and investing taught him that information becomes valuable only when it changes a decision. LandGate would need all three habits.

Four years without a paycheck

The company began in Denver in 2016, originally under the name PetroValues. Its first focus was oil and gas property valuation and brokerage. Hispa funded the early work from money he had earned in energy and private equity. He later described the familiar founder arithmetic: plan to invest one amount, spend five times that, and take twice as long. He said he did not pay himself for four years.

It is a less cinematic origin than the garage mythology of consumer technology. The raw material was public data: records from states, utilities, federal agencies, grid operators and local authorities. LandGate gathered it, cleaned it, joined it and built analytics on top. In a 2022 interview, Hispa said the team collected 2.5 terabytes of public data and generated another nine terabytes of analysis. The business was built by making administrative sprawl legible.

Hispa jokingly compared his compact technical team to a Navy SEAL unit. The image was playful, but the operating preference was clear: small groups, specialized skills, little ceremony. Some early developers came from defense and intelligence backgrounds. Their assignment was not to produce a prettier map. It was to turn hundreds of unruly feeds into decisions that landowners, agents, developers and investors could act on.

The customer moved the company

LandGate's expansion did not require abandoning its original thesis. It required noticing that the same parcel could serve a changing energy system. Customers began asking about renewables. Solar and wind developers faced the same old dependency as oil and gas operators: before anything could be financed, permitted or built, somebody needed access to suitable land.

Hispa described the old process as knocking on hundreds of doors near possible grid connections. It was local, slow and uncertain. A digital marketplace could reverse the search. Developers could identify parcels that matched their criteria; owners could understand competing uses and possible lease values; brokers could add energy rights to the property conversation.

A land listing describes the object. A site-selection model describes the possibilities competing around it.

That is how a minerals platform became a climate-tech and proptech company without suffering an identity crisis. The enduring unit was not oil, solar or wind. It was land. Hispa sometimes called LandGate the Zillow for land resources, a useful shorthand for a messier operation. Zillow estimates what a house may sell for. LandGate asks what an undeveloped or commercial parcel may enable.

When the grid became real estate

The next turn came from convergence. Renewable generation was spreading across more land. Battery storage needed interconnection. Electric-vehicle charging added new loads. Artificial intelligence made data-center demand both enormous and unusually sensitive to location. Suddenly the decisive property features included available transfer capacity, power price, upgrade cost, fiber density and the temperament of a permitting authority.

Hispa called this broader category “new real estate.” The phrase captures a change in where value sits. A warehouse once competed on access to roads and labor. A data-center site competes on access to electricity and fiber, with water and local approval close behind. A rural parcel may carry a modest agricultural return while holding a much larger option for solar or storage. The dirt has not become clever. The systems surrounding it have become more demanding.

LandGate responded by adding power-grid modeling, renewable-project information, fiber routes, environmental risk and site-feasibility tools. In late 2025 it acquired Topos, whose software analyzed leases, permits, meeting notes, public sentiment and regulatory constraints. Hispa's explanation was blunt: “The market requires speed and certainty.” The acquisition placed more of the due-diligence process inside the platform.

The acquisition and the unfinished map

Wood Mackenzie's acquisition joined two scales of intelligence. Wood Mackenzie brought power-market forecasting and supply-chain analysis. LandGate brought ground-level detail about land, transmission and large loads. The strategic logic was almost geometric: connect the wide-angle view of where electricity markets are going with the close-up view of where projects can actually sit.

Hispa marked the moment by thanking employees, board members, investors, clients and partners. His public note was unusually generous with the plural pronoun. It framed the acquisition as the work of the people who believed early, stayed late and supplied the criticism that kept the product useful. For a founder who once ran four years without a salary, the gratitude did not feel ceremonial.

The company also kept moving. Hispa promoted an AI Data Agent and an MCP server that could pull LandGate's proprietary information into a customer's confidential AI model. The examples were decidedly unpoetic: offtake capacity, available transfer capacity and interconnection-queue predictions. This is Hispa's natural habitat. He is interested in artificial intelligence once it has been made to read the right map.

There is a neat lesson in LandGate's decade. The company did not predict one winning technology and bet everything on it. It built around the physical constraint that every technology eventually encounters. Solar panels, batteries, wind turbines, transmission upgrades, carbon projects and data centers all need a place, a connection and permission. Each creates a different layer of value. The parcel holds them together.

Hispa's advantage was not that he saw land more romantically than everyone else. He saw it more completely. The reservoir engineer learned to look below the surface; the investor learned to price the finding; the founder learned to put the answer in front of both sides of a transaction. Now the map belongs inside a larger energy-intelligence company, and the questions are growing with it.

A field can be quiet and still contain an argument about the future. Hispa's work is to label the argument, calculate the tradeoffs and make the invisible bidders show their hands.
