Deferred is a technology-powered Qualified Intermediary (QI) that facilitates 1031 real estate exchanges without charging a service fee. Instead of billing customers, it holds exchange funds in FDIC-insured, segregated accounts and shares a portion of the interest those funds earn back with clients. The platform pairs veteran QI staff with software that drafts exchange documents, tracks the strict 45- and 180-day IRS deadlines, and offers ARTE, an AI assistant trained on thousands of pages of tax law. Founded in 2024 by the team behind Open Listings and Balance Homes, Deferred aims to give individual real estate investors access to a tax strategy long dominated by institutions.
Daisy Cai
Daisy Cai is a General Partner at B Capital, the multi-stage venture firm co-founded by Eduardo Saverin. With nearly two decades of investment experience spanning Silicon Valley, Hong Kong, and global markets, she heads B Capital's China expansion and leads investments in deep tech, AI, robotics, autonomous systems, clean energy, and space technology. Before B Capital, she was a Partner at SoftBank Vision Fund and Managing Partner of Baidu Capital and Baidu Ventures. She holds a B.S. from Tsinghua University, an M.S. in Electrical Engineering from USC, and an MBA from Columbia Business School - and has six U.S. patents in semiconductor chip design.

Yan-David Erlich
Yan-David 'Yanda' Erlich is a General Partner and Head of Tech Investment Practice at B Capital Group, a multistage global venture firm. A four-time venture-backed founder and CEO, he brings an unusual combination of operator depth and investor acuity: he scaled Weights & Biases from $3M to $50M ARR as COO/CRO before joining B Capital in January 2025, and previously built the enterprise venture practice at Coatue Management.
