Newfi Lending makes room for the awkward file

A career can survive a change of tax form. Newfi’s business is helping the mortgage application catch up.

A nurse changes how she gets paid. Yesterday, she was an employee. Today, she is a contractor, doing the same kind of work. The experience is still there. The mortgage application, however, sees a different person. Newfi Lending has built a business around that peculiar gap between a borrower’s working life and the paperwork used to measure it.

The story in three lines
  • Different evidence: bank statements, eligible assets, or rental income can help establish qualification.
  • Three routes in: borrowers apply directly; brokers and other lenders use separate channels.
  • Real trade-offs: flexible payments can mean slower equity growth and more interest.

In September 2026, Newfi described a program for eligible workers moving from W-2 employment to 1099 contracts in the same field. With documented continuity and no job-related expenses, qualifying borrowers may use their new contractor income without the usual extended contractor history. The nurse is an illustration, drawn from Newfi’s own explanation. The underlying problem is wonderfully concrete: changing a tax form need not erase a career.

01 / A mortgage for the awkward file

Founded in 2014 by Steve Abreu and fellow industry veterans, including co-founder Michelle Constantine, Newfi operates in the non-agency mortgage market. Its specialty includes non-qualified mortgages, usually shortened to Non-QM. These products sit outside the standard Qualified Mortgage framework and accommodate alternative documentation or loan structures. They still require underwriting.

Consider the business owner whose deposits tell a fuller story than a conventional pay stub could. Newfi’s self-employed programs can examine 12 to 24 months of bank statements, alongside other approved documentation methods. Eligible assets offer another route. The expertise lies in translating an irregular financial life into income a lender can evaluate.

Rental investors present a different puzzle. A debt service coverage ratio loan, or DSCR loan, focuses on the investment property’s rental income relative to its housing payment. Personal employment verification is generally unnecessary for this program. Credit, equity, reserves, appraisal, and property eligibility still matter. The house gets more of the interview.

Give the rental its own report card. The ratio helps measure payment coverage; it does not predict vacancies or repairs.

02 / The queue was part of the product

A more accommodating rulebook creates work. Someone must read the statements, distinguish income from transfers, and return an answer while the borrower still has a property to buy. A product that accepts complicated income becomes harder to use if every question disappears into a queue.

In October 2025, Newfi Wholesale launched Income IQ inside its BLU broker portal. Originators could upload bank statements around the clock and receive an income analysis supported by the company’s Bank Statement Desk. By June 2026, Newfi and technology partner Prudent AI were describing a self-service integration that could reduce analysis turnaround from roughly 72 hours to as little as three.

A shorter queue, measured in hours. This is a reported analysis time, not a promise of mortgage approval or closing.

That distinction matters. Faster analysis lets a broker understand a file earlier; it does not manufacture repayment capacity. Other non-QM lenders also use specialized underwriting technology. Newfi’s competitive pitch combines its products, broker workflow, human support, and funding relationships. The software makes that combination easier to reach.

03 / Three doors, one lending business

Newfi reaches consumers through its retail channel, mortgage brokers through wholesale, and lenders through correspondent lending. In that last channel, it buys eligible loans originated by other lenders. For a consumer, this means Newfi may be the company taking the application or the institution behind a broker’s proposed solution.

The commercial engine is mortgage origination and loan acquisition, supported by capital-market distribution. It is a lending business with technology inside it. Product breadth includes jumbo mortgages, conventional, FHA and VA loans, second mortgages, and purchase or refinance options. Its distinctive position is serving files that call for more than a standard income checklist.

Newfi reported more than $4 billion in 2025 production, up 61% from the previous year, and identified correspondent lending as a growth engine. Production measures lending volume. It should never be mistaken for company revenue.

04 / Patient money behind the paperwork

Newfi founder and CEO Steve Abreu
Steve Abreu, founder and CEO. In mortgage lending, even a technology story eventually gets to the money.

Warburg Pincus announced a growth investment in January 2017 to expand Newfi’s technology and national reach. In October 2021, Newfi announced an agreement to sell a majority interest to Athene, with the investment managed by Apollo. Abreu would remain CEO and retain equity. Transaction terms were undisclosed.

That backing helps explain the company’s market position. A lender needs institutions willing to finance and acquire its loans, alongside borrowers willing to take them. Newfi’s correspondent operation explicitly presents its Apollo affiliation and takeout support as part of its offering.

The same logic extends to partnerships. After beginning a relationship with business-purpose lender Dunmor in June 2024, Newfi announced a minority equity investment in January 2025. The arrangement included financing to increase Dunmor’s origination capacity. Abreu pointed to six months of Dunmor’s platform and performance as the reason to deepen the relationship.

05 / Read the second half of the loan

Newfi’s 40-year and interest-only options make the trade-off visible. A longer repayment schedule can reduce monthly principal payments while increasing lifetime interest. With its described 40-year interest-only structure, the first ten years pay interest without scheduled principal reduction. Payments subsequently rise when amortization begins. Early breathing room has a later bill.

A second mortgage addresses another constraint: accessing equity while keeping an existing first mortgage in place. It also adds a separate debt payment. Rental-income qualification has limits too. A property’s underwriting ratio cannot guarantee occupancy, and some investor programs carry prepayment penalties.

The useful lesson is to match the evidence to the economic activity, then remove the wait for interpreting it. Borrowers can copy that discipline: assemble the right income records, ask which program actually fits, and compare the full repayment schedule and fees. Newfi’s appeal rests on making more financial situations legible. The final test remains whether the loan works after the application is over.
