The Company

The question every build starts with

Before a single foundation is poured, every builder faces the same question: can I build here? For decades the answer lived in council planning codes, aerial surveys and phone calls - a process that could stretch across weeks and kill quotes after they were won.

Canibuild turned that question into software. The Sydney-founded platform taps high-resolution aerial imagery, local city and county datasets and a codification of planning rules to tell a builder - instantly - what can legally and physically fit on a lot. Setbacks, overlays, zoning, easements and utilities are checked automatically, then rendered as a site plan, a 3D visualization and a branded quote. What once took weeks now takes under a minute.

Founded in 2020 by Timothy Cocaro alongside co-founders Stella Cocaro, Deepankur Malhotra and Shuvajeet Nag, Canibuild began with a narrow, specific headache - working out whether a backyard could legally hold a swimming pool - and expanded into houses, sheds, garages and granny flats. It now operates across Australia, New Zealand, the United States and Canada.

Products & Services

Four tools for the build decision

Canibuild is a cloud SaaS platform sold to builders, contractors and developers. Its modules move a project from "is this possible?" through to "here's your quote and permit pathway."

Feasibility · 2020

SiteCheck

Instant site feasibility - setbacks, overlays, zoning, easements and utilities - resolved into a compliant site plan in under 60 seconds.

Visualization · 2022

Real-Time 3D

Interactive 3D site plans with shadow and cost-impact analysis, letting builders place and price a design on a customer's actual lot.

Sales · 2023

LeadConverter

An AI sales assistant embedded on a builder's own website that showcases designs and qualifies leads around the clock.

Permitting · 2024

PlanCheck

An AI-assisted permitting pathway that streamlines approvals and produces permit-ready documentation.

Who It's For

The customers

Canibuild's core users are residential builders and the specialists around them - pool builders, granny-flat and ADU builders, contractors and developers. Increasingly, homeowners and government agencies use it too. Reported 40+ branded company clients include SnapADU, G.J. Gardner Homes and Narellan Pools.

The problem it solves

The most expensive question in construction isn't how much - it's whether a job can be approved at all. Builders lose time and money quoting sites that setbacks or overlays will later reject. Canibuild front-loads that check, so a "yes" to the customer is grounded in real data, not a hopeful guess.

The Difference

Narrow on purpose

Most construction software wants to run the whole project. Canibuild does one hard thing well - feasibility and pre-permitting - and does it faster than a general suite can.

Broad platforms like Autodesk Construction Cloud, Procore, Buildertrend, Houzz Pro and ConstructionOnline manage projects end to end. Estimating tools like STACK, PlanSwift, Buildxact and ArcSite focus on takeoffs. Canibuild sits earlier in the process, at the moment a builder decides whether to bid at all, competing most directly with dedicated site-planning tools such as Siteplanr. Its edge is the unglamorous data work: turning council planning codes into a reliable, queryable layer across four countries.

How it makes money

Canibuild is a B2B SaaS subscription. Builders pay a recurring monthly fee for platform access, with a free trial to bring users in. Reported entry tiers start around $149-$225 per month, scaling up through enterprise and branded plans. Revenue grows with seats, coverage regions and premium modules like LeadConverter and PlanCheck.

Expertise

Where the depth is

The company's expertise is at the intersection of geospatial data, regulatory codification and AI. It leans heavily on Google Maps Platform imagery, integrates local government datasets, and applies AI to interpret zoning rules and permitting pathways - a stack recognized as #1 in Real Estate at the Google Maps Platform Awards 2025.

Funding & Market Position

Backed to scale across continents

In March 2022, Canibuild closed an $8 million Series A led by EVP, with support from Regal Funds Management, earmarked for growth in Australia, New Zealand and the United States.

Canibuild sits in the fast-growing proptech and construction-tech market, where AI is drawing fresh capital. Its position is defensible precisely because the work is tedious: rules change council by council, and keeping them current across four countries is a barrier few competitors clear.
